Harnest delivered nine architect-designed, double-storey townhouses for Housing Choices Australia within Mirvac's Harcrest Estate, providing affordable housing while maintaining the quality and character of a premium residential community.
The Outcome
We delivered nine double-storey affordable townhouses for Housing Choices Australia, designed to complement the premium positioning of the estate.
Key features include:
- Liveable Housing Guidelines (Silver Level) compliance across all nine homes
- Considered external treatments, ensuring the homes integrate seamlessly with the surrounding streetscape
Community benefit: provides well-located affordable homes for Housing Choices Australia tenants within an established, premium residential estate.
The Method
Harnest was engaged by Housing Choices Australia, which acquired the site from Mirvac with a town planning permit in place. We developed the construction drawings from the permit plans and worked closely with the project team to ensure each dwelling aligned with the estate's design standards.
- From planning permit to construction: the permit plans were not construction-ready. We worked through the issues for construction and developed full construction drawings, retaining the approved design while making it buildable.
- Estate design alignment: coordinated with the project team so each dwelling met the estate's design standards, with particular attention to external treatments and integration with the surrounding streetscape.
The Impact
This project demonstrates Harnest's capability to take a permit-approved design through to construction, resolving buildability issues to deliver affordable housing without compromising the quality of a premium estate.
The result is nine quality affordable homes in a well-located, established community, delivering a strong outcome for tenants.
The project was an early part of Harnest's relationship with Housing Choices Australia, a partnership we have continued through subsequent projects.
