Harnest is delivering a Specialist Disability Accommodation (SDA) community in Old Reynella, South Australia, for Enliven Housing. Our largest SDA development in South Australia to date, it combines houses and villas designed for specialist accommodation needs, delivered with Coda Architects, BCA Engineers and Intrax.

The Outcome
We are delivering eight single storey homes: three dwellings, each with two SDA bedrooms and one Onsite Overnight Assistance (OOA) bedroom, and five villas, each with one SDA bedroom and one OOA bedroom.
Key features include:
- SDA High Physical Support, Fully Accessible and Improved Liveability design categories
- 8-star NatHERS rating
- Maximised landscaped areas within tight site constraints
Community benefit: a purpose-built SDA community that meets specialist accommodation requirements and adapts to different occupant needs.
The Method
Harnest is managing a complex site through early problem-solving and proactive stakeholder engagement.
- Challenging site, multiple interfaces: The project involves challenging site conditions, significant civil interfaces and multiple dwelling typologies. Through proactive stakeholder engagement, we mitigated construction risk while maintaining program certainty and quality.
- Buildability resolved early: We addressed buildability issues at pre-construction stage, before they could affect the program on site.
- Positive community relationships: Strong community engagement has built positive stakeholder relationships throughout delivery.
The Impact
Walnut Street demonstrates Harnest's capability to deliver SDA across states, on developments of comparable scale and complexity, while meeting each state's compliance requirements.
Resolving buildability issues early has maintained program certainty and quality outcomes on a constrained site.
Continuous positive feedback from Enliven Housing reflects a strong working partnership.
